No matter what type of business you run, its VITAL to have an electrical inspection carried out to ensure compliance with health and safety law. A COMMERCIAL EICR is the safety report produced after the inspection, testing and checking of the wiring and electrical system in your property.
What is an EICR?
An EICR stands for “Electrical Installation Condition Report”.
The report is a document of 5-8 pages in length and details the findings of the electrical inspector that carried out the inspection.

What premises do you inspect?
A COMMERCIAL EICR can be performed on any premises from a small shop through to office blocks and supermarkets. The testing procedure aims to incorporate as much as possible in order to gain a good idea of the overall safety of the electrical installation.
What is involved in an EICR?
When testing in larger buildings, access equipment is often needed to access difficult to reach areas so arrangements may need to be made in order to carry out works when the business is not operating. In some cases, we are able to agree testing LIMITATIONS with you, the business owner, where testing electrical equipment would be virtually impossible due to access restrictions.
During the testing process, we are looking for any situations that would be construed as an electrical danger and checking the condition of electrical accessories and wiring throughout the premises to ensure that everything is safe and fit for continued use.
Is EVERYTHING tested on an EICR?
Where commercial premises are involved, it is often possible to have a partial check every year. 20% of the electrical system and circuits can be checked every year so that 100% is checked every 5 years.
This is only advisable if the electrical system is in a good state and previous inspection records exist.
This increase in ‘on-site’ presence can lead to the detection of electrical problems before they cause a danger or breakdown costing your business time and money. Spreading the electrical check in this manner can also cause less disruption and allow for better planning when accessing harder to reach electrical equipment during the inspection.
What happens after the EICR?
Following the COMMERCIAL EICR the report may or may not state any ‘Observations’.
In the case of observations, it is necessary to have remedial works carried out in order to rectify them and, depending upon the severity of the observations, this may need to be done immediately.
Observations are items that the inspector has noted throughout the visual and testing inspection process that they deem to be worthy of note.
Such observations are designated codes:
C1 – Danger is present, immediate remedial action is required
C2 – Potentially Dangerous, urgent remedial action is required
C3 – Recommended Improvement, with remedial action, the situation would be safer.
FI – Further Investigation, dangerous situation suspected, further tracing and investigation may be needed to determine the root cause.
Is the EICR a pass or fail?
An EICR will state ‘SATSIFACTORY’ or ‘UNSATISFACTORY’ as the outcome. Where there are C1, C2 and FI codes on the observations the outcome will always be ‘UNSATISFACTORY’ and require some work in order to correct the dangers.
Where an EICR contains only C3 coded observations, the report is SATISFACTORY although, there are still recommendations in place for improving safety in the electrical installation.
