1. What is an EICR?
An Electrical Installation Condition Report (EICR) is a formal assessment of your property’s electrical systems. It checks whether your wiring, sockets, consumer unit (fuse board), and other fixed electrics are safe, up to standard, and free from defects that could cause electric shocks or fires.
2. Who needs an EICR?
- Landlords: Legally required every 5 years or at change of tenancy.
- Homeowners: Recommended every 10 years, or when buying/selling a house.
- Commercial premises: Usually required every 5 years or sooner depending on usage.
3. Who can carry out an EICR?
Only a qualified electrician or an approved electrical contractor registered with schemes like NICEIC, NAPIT, or ECA should perform EICRs. Ensure they are competent, insured, and registered.
4. What do the codes C1, C2, C3, FI mean on my EICR?
These codes classify the severity of any faults found:
| Code | Meaning | Action Needed |
| C1 | Danger Present | Immediate action required; unsafe to leave as is. |
| C2 | Potentially Dangerous | Urgent remedial work needed. |
| C3 | Improvement Recommended | Not dangerous but should be improved for safety. |
| FI | Further Investigation Required | Cannot determine safety; needs further testing. |
5. What happens if my EICR is unsatisfactory?
If your report shows a C1 or C2 fault, it’s classed as unsatisfactory. You’ll need to get those issues fixed promptly. Once the remedial work is complete, the electrician should issue a Minor Works Certificate (MWC) or Electrical Installation Certificate (EIC) as proof.
6. Do I have to use the same electrician for remedial works?
No. You can hire another qualified electrician to fix the issues. However, it’s often quicker and more cost-effective to use the same contractor who performed the EICR, as they already understand the installation.
7. How often should I get an EICR done?
| Property Type | Frequency |
| Rented (Private Landlord) | Every 5 years (legal requirement) |
| Owner-occupied Home | Every 10 years |
| Commercial Premises | Every 5 years (varies by usage) |
| Before Buying/Selling a Property | Recommended |
8. How long does an EICR take?
- A typical 3-bedroom house takes 2-4 hours.
- Larger or more complex properties may take longer.
- Commercial inspections can take a full day depending on size.
9. What documents will I receive?
You’ll be provided with:
- The EICR document detailing results and observations.
- Any certificates for remedial works completed.
10. What is the cost of an EICR?
Costs vary by property size and complexity, but typical prices are:
- Domestic EICR: £150–£300
- Rental Property EICR: £200–£350
- Commercial EICR: Quoted based on site survey
