Why have an EICR inspection?

The best way to think of an EICR is that it is like an MOT for your home or premises.  This ‘MOT’ is called an Electrical Installation Condition Report (EICR) and goes a long way to keeping your family and home safe from electrical problems. It is a sure fire way of knowing that you are keeping up to date with the current regulations and of knowing what new life saving equipment you should be having installed to your fuse boards to keep you safe at home.

How often should I get an EICR for my own property?

For owner occupied homes it’s recommended these tests and inspections are completed at least every 10 years.  They are also commonly undertaken when homes are bought and sold.  In fact a lot of surveyors come back suggesting the electrical installation is checked by a registered electrician before contracts are exchanged.  We recently had a scenario in Stamford where a family moved into a new home only to  realise it needs extensive and costly electrical work to get it to a safe standard.  A pre purchase EICR would have highlighted the flawed electrical work and allowed a potential negotiation in the asking price.

As a landlord how often should I get an EICR for my rental properties?

For rental homes the EICR (sometimes called a landlords certificate or periodic inspection) needs to be completed at least every 5 years.  Since the 1st of July 2020 this is now a legal requirement for all new tenancies.  From the 1st April 2021 all rented houses need to have an up to date EICR.  It is the landlords responsibility to get the tests completed.  The bullet points below highlight some of the key points landlords should consider:

What is the cost of an EICR?

The average cost of an EICR from us at MDS Electrical is our minimum charge of £180. This is for a thorough test of your property or premises, which gives you a great knowledge of your installation and any faults or recommendations for improvement that could be made within it. We do not believe in loss leaders where we would charge you a smal price for the inspection then load up the remedial works to cover our costs. Our price is a fair price and is reflective of the service that you will receive.

How long does an EICR take?

When carried out properly as our inspections are, an inspection can take anything from 2 hours onwards. If a contractor tells you they are doing a full test in the space of an hour, they are not doing it properly. Therefore leaving you and them open and liable for any undiscovered issues.
